Baxi 800 System 2 E.01.12 fault code: return temperature greater than flow

Baxi’s official meaning for E.01.12 is “Temperature measured by return sensor greater than flow temperature.” On a Baxi 800 System 2, the boiler has detected an unexpected relationship between the water temperature leaving the appliance and the water coming back.

The message reports what the sensors measured. It does not prove that a particular sensor, pump, valve, connection or section of pipework has failed. An engineer needs to assess the readings and the heating system before deciding on a repair.

What are flow and return temperatures?

The flow is the heated water travelling from the boiler to the radiators and the coil in the hot-water cylinder. The return is water coming back after releasing heat. During normal steady operation, the flow would ordinarily be warmer than the return.

E.01.12 means the boiler measured the opposite relationship: the return reading was higher than the flow reading. The control system treats that as abnormal because dependable temperature information is important for safe operation.

Does E.01.12 apply to the Baxi 800 System 2?

Yes. Baxi lists E.01.12 in its current error-code table for the Combi & System 2 group, including the Baxi 800 System 2. The exact manufacturer wording is “Temperature measured by return sensor greater than flow temperature.”

Record every dot and zero. This code is different from H.01.05, which concerns the maximum difference between flow and return, and from separate codes for disconnected or short-circuited sensors. A photograph helps prevent confusion.

What might you notice at home?

The boiler may stop heating the radiators, stop reheating the separate hot-water cylinder, or try to operate before showing the code. Rooms may cool, and stored hot water may run out later if the cylinder cannot be reheated.

You may notice uneven heating, unusual cycling or no obvious symptom beyond the display. None of these observations confirms the cause. Radiator temperature varies with controls and system design, so touching individual radiators cannot establish the sensor relationship inside the boiler.

Safe observations to record

Photograph the complete display

Take a clear picture of E.01.12 and any message shown immediately before or after it. Include the model fascia if possible so the engineer can confirm the appliance is a Baxi 800 System 2.

Note what was being heated

Record whether the central heating, hot-water cylinder or both were calling for heat. Note whether the boiler had just started from cold or had been running for some time.

Check normal user information

If system pressure is visible on the ordinary display or external gauge, write down the reading without changing anything. Note the thermostat setting and whether the rooms or cylinder responded as expected.

Record recent changes

Tell the engineer about any recent service, system drain-down, radiator work, cylinder work, power interruption or control change. This is useful context, but it does not prove why the readings were reversed.

Why can’t the display identify one failed part?

The boiler bases E.01.12 on the relationship between two measurements. An unexpected relationship can arise from the readings themselves, water movement or how the system behaves at that moment. The same display cannot tell a homeowner which explanation applies.

An engineer may need to compare live temperatures and assess the wider system. Replacing a sensor or changing circulation settings without evidence could leave the real issue unresolved and introduce another problem.

What should you avoid?

Do not remove the boiler casing, test sensors, measure resistance, continuity or voltage, move wiring, alter pump or valve settings, rebalance the system or change a bypass setting in response to this code. Do not assume pipework is reversed and attempt plumbing changes.

If the exact Baxi user guide permits a normal user reset, follow that instruction once. Stop if E.01.12 remains or returns. Repeated resets can hide the pattern without making the temperature information dependable.

When should you book a repair?

Arrange professional help if E.01.12 appears, particularly when heating or cylinder reheating is unavailable. Give the engineer the full code, model name, visible pressure reading, affected service and the point in the heating cycle when it occurred.

A suitably qualified engineer can verify the actual temperature readings and assess circulation and controls safely. The repair should be based on those results rather than an assumed component failure.

When is it urgent?

Keep away and seek urgent advice if there is a serious water leak, smoke, scorching or sparking. Do not touch wet electrical equipment or remove a boiler panel.

If you smell gas, suspect an escape, or a carbon-monoxide alarm sounds, leave the property and avoid electrical switches. Follow the emergency guidance for your region; in Great Britain, call 0800 111 999. Seek urgent medical help for headache, dizziness, nausea, breathlessness or confusion.

Information to give the engineer

  • The exact code: E.01.12.
  • The model: Baxi 800 System 2.
  • Whether heating, cylinder reheating or both were active.
  • Whether the boiler had just started or had been running.
  • The visible system-pressure reading.
  • Any neighbouring code or unusual sound.
  • Any recent heating-system work or power interruption.

These details preserve useful evidence while keeping technical checks within professional boundaries.

Why a cold-start note is useful

Temperatures change quickly when a heating system starts, when a zone opens or when the cylinder begins reheating. Telling the engineer whether the code appeared immediately or after sustained operation gives useful context for interpreting the readings. It still does not make the event a normal homeowner adjustment.

If the code appears only occasionally, keep a simple dated note rather than changing thermostat schedules to provoke it. The frequency, operating mode and any accompanying code are more useful than repeated attempts to recreate the fault.

Quick answers

What does E.01.12 mean?

The boiler measured the return temperature as higher than the flow temperature.

Does it prove the sensors are swapped or faulty?

No. The code reports a temperature relationship, not one confirmed cause.

Can I balance or bleed the radiators to clear it?

Do not make system changes as fault finding. Record the symptoms and arrange professional assessment.

Will hot water be affected?

The cylinder may not reheat while the boiler is stopped, although water already stored in it can remain available temporarily.
